This is a two-car garage with a one-bedroom apartment on the second floor. The building footprint is 24 feet by 28 feet outside. There are two 8'-0" wide X 7'-0" high overhead garage doors. There is a 2'-8" X 6' -8" man door and a window to allow natural light in to the garage. There is an inside stair up to the apartment which is separated from the garage. The upper apartment has one bedroom, a kitchen with eating area, a three piece bathroom with a tub, a living room and a small area for a desk and/or computer. (Floor plans are shown below). The construction is a concrete foundation and slab with wood framing with plywood wall sheathing. Cladding is vinyl siding for a maintenance free exterior. The roof is wood framed rafters with plywood and asphalt shingles.
The apartment can work well as an in-law apartment, an apartment for an adult extended family member, a guest unit, a rental unit, or an accommodation for a gardener or maid. It can also work well as a starter home or a home for a single person, or an 'empty nest' home.
Complete apartment and garage plans include foundation plan, floor plan, roof framing plan, elevations, cross and longitudinal sections, a number of large scale details showing critical conditions, a three dimensional drawing showing the completed structure, material list with quantities, and plenty of construction notes and dimensions. Electrical layout information is shown on the floor plans. Five sheets of 17 X 22 inch prints of construction plans to build it yourself or to contract it out to a builder.
